6.8.2 Zoning
This site is withi.n the ’Boreen Point, Kin Kin & Cootharaba -
Rural Zone’ of the Noosa
Plan 2009. The proposed Material Change of Use for a ’Type 3 Tower’ will be Impact
Assessable (Inconsistent) within this zone according to Table 4.6 of the Noosa Plan
2009. Figure 6.3 below indicates the zoning of the site.

6.8.3 Overlays
The subject site is identified on four (4)applicable overlays under the Noosa Plan 2009.
The applicable overlays are as follows:
. Biodiversity Overlay -
the subject site is identified as containing ’Environmental
Protection Areas’ and ’Watercourses and Drainage Lines’ (Referto figure 6.4)
. Natural Hazard: landslide & Flooding Overlay -
the subject site is identified as
containing a ’Flood Hazard Area’ and also contains portions of land ’Subject to
minimum floor height’. (Refer to figure 6.5)
. Natural Hazard: Bushfire & Acid Sulfate Soils Overlay the subject site is

identified as containing both High and low Potential Acid Sulfate Areas, as well as
’Medium Bushfire Hazard Areas’. (Referto figure 6.6)
