    density rural area and will provide improved network access to remote locations within the
    region. In conjunction with the natural vegetation screening, the proposed location also
    provides an adequate separation distance from community sensitive land uses and
    residential dwellings to assist in minimising the visual obtrusiveness of the facility as
    follows:
       . Sited on the periphery of the concentrated residential dwellings (aligning Kildeys
            Road)and over 2 km from the Boreen Point township;
       . Located within proximity to only (3)residential dwellings within a 500 m radius; and
       .    Setback from all public open space areas including but not limited to;
                  o More than 900 m from the edge of Lake Cootharaba
                  o More than 2.3 km from Boreen Field Park
                  o More than 2.6 km from Boreen Point Foreshore Park

    While it is acknowledged that the proposed facility will be an addition to the locality; it will
    not obstruct any significant views or landmarks in the community. This is because the
    location of the facility and wider vicinity of the area is not identified as containing any
    significant areas, viewpoints or movement corridors in the Planning Scheme maps, namely
    as follows:

            . The subject site is not identified on the Strategy Plan, Noosa Trail Network Map
                  or Transport Map as being located adjacent to or within vicinity to a Major Road
                  Network;
            . The subject site is not identified on the Noosa Trail Network Map as being
                  located adjacent to or within vicinity to any Existing or Future Trail Network;
            . The subject site is not identified on thePathways and Trunk Network
                  Infrastructure Map as being located within proximity of any pathways or
                  bike paths; and
            . The subject site is not identified on the Heritage Overlay as being located
                  within proximity to any heritage sites or character areas.

    In addition, visual impacts will be further mitigated by the slimline monopole design and
    being colour matched to the surroundings (if requested by Council). Therefore it is
    considered that the proposed facility will be effectively screened from nearby residential
    dwellings and other scenic vistas and views from the surrounding area. Refer to Section
    8.1 for further visual assessment.

    The proposed facility has been appropriately located within a low density rural area and
    will not adversely impact the rural zone as the facility has been intentionally located on
    private rural land to avoid areas of significant natural resources and minimise potential
    environmental impacts associated with the development. Although the proposed facility is
    located approximately 60 m from the border of the Great Sandy National Park, the location
    is considered appropriate as the facility will be separated from the National Park by a
    bitumen road .and located over 350 m from the closest portion of mapped remnant
    vegetation within the National Park. The proposed facility is otherwise appropriately
    setback from environmentally sensitive areas (eg more than 900 m from Lake Cootharaba
    and 300 m from onsite Remnant Vegetation) and will not require removal of any
    vegetation.

’ The subject site is not identified as being located in an open space corridor and the
    specific location of the facility is not within existing native vegetation as outlined on Map 4
    Open Space Networks. The establishment of the monopole on the subject site will not
    affect the farming capabilities of the site as it will occupy a relatively small lease area
    (70m2) of the total 106ha of land and is located on the periphery outside the area of
    productive land.
