A material change of use for this development will contravene the town plan and destroy the point of difference that is the Peregian Beach Village, already under enormous pressure from the Sunshine Coast Council area in Peregian Springs. Traffic congestion as a result of the large numbers of people who will live on this site permanently will cause the already heavy traffic on the David Low Way turn into the access road ito the new IGA development to be increased creating potential gridlock in mornings and afternoons. The intersection to ithe hardware driveway will be at a standstill. This will also increase the noise to the area including local residents both from increased traffic and the heavy density of dwellings in the development and therefore people in the residences. The local kindergarten children will be significantly impacted on by the noise of residents living in such dense confinement of this development. The parking outlined on the development plan is not sufficient for the numbers of people who will be living in these apartments and their visitors. Already difficult parking in Peregian Beach will be compromised particularly near the kindy, the tennis courts and Heron street care park and commercial properties. We do not want more of the green space taken up by car parking to fulfill the needs of this development. Reduced available parking will impact on the commercial operators of the square reducing their profits and leading to a loss of viable businesses in the thriving Peregian village. Finaily, residents of the dwellings closest to the North side of the proposed development will have isible access into the kindy grounds potentially attracting dangerous activity around young children. This development could be so much more valuable to the Peregian Community if it was within CURRENT Noosa Town Plan guidelines and jtherefore a less dense, more visitor friendly design.
