3.     Site Details
The subject site is located at 8 Robin Place, Lake Macdonald described as Lot 13 on SP 315578.

The site has a total area of 1.5303ha and is located within a recently completed rural residential estate. The
lot is irregular in shape, being narrow at the site’s frontage and widening in the rear (northern) portion of the
site. The site contains dense vegetation in the northern portion of the site which is protected by a vegetation
covenant.

The site contains a small level house pad adjacent to the frontage of the site which is contained within an
irregular shaped building envelope. The site generally slopes down to the northwest at an average gradient
of 8.6%.
