1     INTRODUCTION

1.1       Background
North Coast Environmental Services was commissioned to prepare a Bushfire Hazard Management
Plan for Lot 101 on SP142407, Lot 140 on MCH978, Lot 3 on RP137375, Lot 2 on RP852009 and
Lot 8 on RP160703, located at 27 Wilgee Court, Cooroy (referenced hereafter as ‘the site’). The site
is the subject of a Reconfiguration of a Lot development application to be submitted to Noosa Council
and is mapped as being host to Bushfire Hazard Areas under both the Noosa Plan 2016 and Noosa
Plan 2019.
1.2       Development Proposal
The site is proposed to be subdivided into 16 rural residential lots as depicted on the Site Layout
plan (refer Appendix 1). The majority of the new allotments are 1.5ha. Access to the proposed lots
will be from Wilgee Court or from a new road to connect with Lake MacDonald Drive. Town water is
not proposed to be connected to the site.
1.3       Bushfire Hazard Area Mapping – Noosa Plan 2006
The Noosa Plan 2006 Bushfire Hazard Area mapping identifies that following Bushfire Hazard Areas
within the site (refer to Plate 1):
      ·    Very High Potential Bushfire Intensity;
      ·    Medium Potential Bushfire Intensity; and
      ·    Potential Impact Buffer.
