Officer: Georgina Schramm Direct Telephone: 07 53296569 Our Reference: 51995.1701.03 Your Reference: n/a 30 March 2022 WB Dunstone & JV Dunstone C/- Brennan Planning Pty Ltd 44 Maple St COOROY QLD 4563 [email protected] Dear Sir/Madam Further Advice – Development Application I refer to your application and advise that Council wishes to provide you with further advice about the application in accordance with the provisions of the Development Assessment Rules 2017. application details Application No. 51995.1701.03 & 51995.1701 Street Address: Quay West Noosa 5/19 Laburnum Cres Noosaville Qld 4566 Quay West Noosa 19 Laburnum Cres Noosaville Qld 4566 Real Property Description: Lot 5 GTP 104767 GTP 104332 Planning Scheme: Noosa Plan 2020 (25 September 2020) further advice You are advised that: This Further Advice letter is the advice Council Officers will be asking for the proposal to comply with the Noosa Plan. If not addressed adequately through this process, the proposal may not be supported. Issue – Pergola/Building The proposed works involve an additional 21m2 covered area which has direct access from the existing dwelling, a roof which connects to the existing dwelling wall, and which appears to be enclosed. The planning report submitted with the application classifies the works as a shade structure which is exempt from inclusion within the site cover and gross floor area calculations. It is not agreed that the building works are exempt from site cover and potentially not exempt from gross floor area calculations. It is also unclear as to whether the portion of the building will be screened where above the adjoining fence line. Advice Required Provide revised plans which clearly demonstrate compliance with the PO/AO10 and PO/AO11 of the Medium Density Residential Zone Code. The revised plans are to detail the proposed material and finishes of the pergola/building and identify which elevations of the structure will be enclosed or have the potential to be enclosed (i.e. via louvers). Issue – Revetment Wall The encroachment within the 4.5 metre setback from the revetment wall is not considered warranted and does not comply with the Acceptable Outcome nor the Performance Outcome of the Medium Density Residential Zone Code. In addition to the non-compliance, no comments or assessment from an engineer have been provided to certify the works will not impact on the structural integrity of the revetment wall or impact on flood storage. Advice Required Amend the proposal to comply with Outcome 13. Provide certification that the works will not impact on the revetment wall and the development complies with the Flood Hazard Overlay Code. due date for response to further advice A response to the further advice is required by 30 June 2022.
