HYDRAULIC SERVICES.
1.0 SCOPE OF WORKS and SERVICES CONNECTIONS
The Hydraulic Services works shall reflect compliance to recognised professional standards and the
following documents :-
Queensland Sewerage and Water Supply Act and Associated By-Laws;
Authority Requirements and Noosa Shire Council and Unity Water Regulations;
National Construction Code of Australia; and
All relevant Australian Standards as listed in the following document text.
The Scope of Works encompassed under the Hydraulic Services area shall include the following :-
Sewer/House Drainage : Inground house drainage piping system that shall collect all sanitary
plumbing stacks and discharge all house drainage to a sewer pump station on site that shall then
discharge via a sewer rising main to the Unity Water Sewer Rising main infrastructure with
connection to Unity Water’s infrastructure arranged by the civil discipline. All internal house
drainage and any required reflux valves shall be supplied and installed as part of the hydraulic
services scope, and close liaison shall occur with the Civil Discipline in relation to the location of
the pump station and required sewer rising main for discharge.
It is noted that the existing Unity Water rising main is located to the north of the site in Rose
Gum Road.
Sanitary Plumbing : Comprises the soil and waste piping from the sanitary fixtures to the
inground house drainage system via the stack/drainage dropper system.
Trade Waste Drainage : Trade waste drainage piping system collecting from the trade waste
sanitary plumbing & discharging to new grease interceptor traps to service the central kitchen
area, and any internal/local kitchenettes to ensure that any waste water has all grease and oils
removed prior to discharge to the pump station and rising main.
Trade Waste Plumbing : Trade waste plumbing pipework system encompassing the provision of
connection points to the kitchen and kitchenette areas of the development.
Domestic Cold Water Service : It is important to highlight at the outset that there is no Unity
Water / Council water main infrastructure in the surrounding streets/areas, and thus, the site shall
have to be self-sufficient with regards to domestic water services.
Given the proposed staging for the development, and given the gradient of the land, the site is
ideally structured for water harvesting. As the proposed accommodation dwellings will be
elevated, it is noted that rainwater harvesting tanks could be located in the undercroft of the
buildings, and such a location positions the tanks in an ideal location to receive roof drainage
directly from the roof areas of individual buildings. Alternately, the tanks could be located
external to the building footprint, but the tanks will be a crucial source of water for the site.
The harvested rainwater can then be reticulated directly back to each individual building to
provide water for toilet flushing.

______________________________________________________________________________________
Integral with the rainwater harvesting strategy shall be the construction of a bore on the site to
provide all required non-potable water services. The bore shall be provided at the outset of the
development, and shall provide a further crucial source of water for washdown and irrigation
purposes. Testing of the bore shall further determine usage demarcation between the harvested
rainwater and the bore water.
Fire Services: As noted above, there is no authority/mains water supply available to the site, and
thus, fire hydrant and fire sprinkler services shall be sourced from on-site fire service storage
tanks, which will operate with the use of fire service pumps, with provision for a fire hydrant and
fire sprinkler booster at the front of the site.
Fire services tanks of a volume of 288,000 litres for fire hydrants and 86,400 litres for fire
sprinklers will be required to be incorporated in the development.
The tanks are to be above ground, with the fire boosters located to face north at the front of the
site to enable connection by an attending QFES Brigade Tender.
Note that the volume of water to be stored may be reduced through Fire Engineering
involvement for the development, but the above volumes of water evidence compliance with AS
2419.1 (hydrants) and AS 2118.1 (sprinklers), and thus, represent a “deemed to satisfy” solution.
Downpipes and Gutters and Stormwater Drainage : Supply and installation of the downpipes
and gutters to primarily discharge to the individual rainwater harvesting tanks at the site. The
overflows from the rainwater tanks, and the surface stormwater shall then discharge to the civil
stormwater infrastructure, for discharge from the site.
Harvested rainwater will be used for potable water supply and for toilet flushing, whilst bore
water will be utilised for landscape irrigation purposes at the overall development. As noted
above, the actual demarcation of services will be determined further to testing of the bore water.
Gas Services: The site will be supplied with an LPG gas supply to facilitate energy services for
the purpose of hot water heating, cooking and potentially laundry equipment.
Whilst no natural gas service is available, an LPG gas “bullet” / cylinder can be located near the
incoming entries to the site, to facilitate filling/supply of LPG gas from tanker sources.
Paramount throughout the design and documentation of the Hydraulic Services shall be the
requirement for energy management, control of noise pollution, redundancy requirements,
minimal ongoing maintenance requirements and odour containment.
Safety, efficiency and cost effectiveness are fundamental properties to be effectively identified
for the provision of an optimum Hydraulic Service system. The design of the Hydraulic Services
system shall be structured to allow for future flexibility and potential expansion. The size of the
plumbing pipework shall be theoretically sized to ensure continuing supply throughout all peak
periods of usage.

______________________________________________________________________________________
With regards to fire services, the fire service tanks and pumps, and booster assemblies, will be
required to be installed within the first part of the development, and can then be further utilised to
service the future stages. As part of the masterplan design for the overall site, a fire hydrant ring main
will be proposed for the overall site, but smaller ring mains will then facilitate supply to the
individual stages of the development to achieve compliance.
With regards to pipework materials and hydraulic items to be used in this project, a full
assessment of all commercially available products shall ensure that the most suitable and durable
products are specified. Equipment and materials shall be selected with particular relevance to
extended longevity with minimal maintenance. The schematic design and design development
phase of the project shall fully encompass and review all ESD Items and Initiatives including
water harvesting methodology and the use of WELS rated tapware.

1.2 POTENTIAL RISK ELEMENTS – HYDRAULICS.
Further to our firm’s extensive review works of the hydraulic services, the main risk associated with
the development is the incorporation of the required infrastructure to cater for the rainwater
harvesting tanks and the fire services tanks, pumps and boosters.
a) Fire Services Tanks.
As previously noted, the Australian Standards and Brigade preference is for fire storage
tanks to be located above ground, and for the tanks to be no more than fifteen [15] metres
from the fire booster facilities to assist in efficiency in suction operations. The tanks can be
no lower than three [3] metres from the booster level, and to achieve system efficiencies, the
fire service pumps should be sited close to the fire tanks and booster.
As noted in the previous text of this report, intervention by a Fire Engineer in the design
phase of the development may result in a reduction in the volume of the fire tanks, but the
above noted volumes of 288,000 and 86,400 litres respectively for hydrants/sprinklers are
provided as “deemed to satisfy” solutions.
b) Fire Hydrant Ring Main.
It is highlighted that due to the expansive nature of the site, the site will require a fire hydrant
ring main. Whilst the ring main can be easily designed, any dual pillar hydrant will need to
be located within fifty [50] metres of hardstand to achieve compliance. This therefore
denotes that a QFES Tender will need to access all areas of the site, to ensure the 50 metre
ruling is compliant.
Again, as noted in the above text, fire engineering solutions and strategies worked through
with a Fire Engineer may enable alternate solutions to be considered, but the above
references to the “deemed to satisfy” solutions.
c) Supply of Potable Water for Consumption.
The potable water supply is currently proposed to be sourced from treated rainwater
harvesting processes.
At the current time, legionella control is a major criteria in all aged care developments, and
whilst compliance at the current time can be achieved through filtration and UV treatment,
any potential changes to government legislation may necessitate further treatment to further
refine water quality.
