Subject: Proposed 195 room hotel development Serenity Close- Application no. 132008.176.05

As an owner of 15/12-14 Serenity Close, Noosa Heads, I have some serious concerns over the proposed size of 195 room hotel development:

  * The size of the proposed 195 room hotel development is of some concern as it will increase the traffic into an already very busy intersection into Noosa Heads Drive and Sunshine Beach Road.
  * The traffic report that was undertaken by the developer was done in July 2022 and does not reflect the current time or peak holiday traffic into Noosa Junction.
  * Grant Street is the main entry road into Serenity Close, Natasha Avenue and Banksia Ave N.
  * Katharina Street is always very busy with cars parked on both sides of the road which only makes it viable for one car at a time to pass through at a time and only has a left turn into Noosa Drive which makes it almost impossible to turn into during peak holiday times.
  * Grant Street is very narrow on both sides with has cars parked on either side of the road and with the demolition of old houses and the construction of new townhouses in Grant Street the road has been blocked/closed on numerous occasions with construction vehicles.
  * During peak holiday seasons the roundabout from Grant Street into Noosa Drive and Sunshine Beach Road is blocked and backed up with vehicles going to Hastings Street and the beach and drivers have to wait 10 minutes or more to get out of Grant or Katharina Street.
  * The increased traffic from the proposed 195 room hotel will make this even more problematic and I believe that by opening up Banksia Avenue it will alleviate some of the traffic issues.
  * It is unlikely that visitors and day will be walking to the proposed hotel and restaurants and will inevitably park on Serenity Close and cause further traffic and parking issues.
  * As the road access and exist is very limited at the moment it will be an issue for emergency vehicles if needed.
  * At the moment there is no proper pedestrian walkways along Grant Street or Katharina Street and people walk in the road.

I hope that the Noosa Council and planning take into account the concerns and recommendations of the permanent residents of Noosa.

Kind regards
