PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 12 DECEMBER 2017
REPORT
1. PROPOSAL
This application is a request for a pre-request response notice regarding a proposed minor
change to the existing development approval. The proposed change includes the part enclosure
of the balcony area of Unit 6, equivalent to 10.3m2. The additional floor area represents a 1.9%
increase to the total Gross Floor Area (GFA) on the site.
The works have been undertaken and this request has been submitted retrospectively. The
matter was brought to Council’s attention via a complaint.
The approved plans for the original development are provided in Attachment 1 and the location of
the balcony area of Unit 6 currently enclosed is shown below in Figure 1.

In addition to the above, the applicant seeks approval to amend condition 8 of the existing
approval in order to accommodate Unit 6’s balcony enclosure. The condition currently reads:
8. “All deck and balcony areas above ground floor must not be enclosed by permanent
fixtures such as shutters, louvers glass panelling or the like.”
The application proposes to amend the condition to read as follows:
8. “All deck and balcony areas above ground floor must not be enclosed by permanent
fixtures such as shutters, louvers glass panelling or the like, with exception of Unit 6, which
provides for two large glass windows along the eastern edge located above the balustrade
that open outwards and glass louvres along the north edge.”
