4. CONCLUSION & REASONS FOR DECISION
This application is a request for a pre-request response notice regarding a proposed minor
change to the existing development approval. The proposed change includes the part enclosure
of the balcony area of Unit 6, equivalent to 10.3m2. The additional floor area represents a 1.9%
increase in the GFA on the site.
The additional GFA is considered minor and does not result in the development presenting an
appearance of bulk and remains in keeping with existing developments in the area. The
proposed development demonstrates compliance with the Overall Outcomes of the Eastern
Beaches Locality Code.
