RE: Traffic Engineering Advice – Further Information Request

I refer to your recent correspondence requesting further traffic engineering advice for the
proposed development at Tewantin. A review of Council’s Information Request dated 1st
June 2021 has been undertaken.

Parking and Access
2a. Revised plans and/or sufficient detail to demonstrate how the layout addresses
the potential conflicts at the entrance to the site.
2b. Any necessary signage at the entrance within the site. Please note that priority
must be given to incoming vehicles.
RESPONSE 2a & b
The plans have been updated and include a driveway width of 7.0 at the crossover and
6.2m within the property boundary. This allows for suitable passing for entry and exit
movements from Toolar Street. Please refer to figure 1 and attached swept paths. The
driveway crossover should comply with Council’s Standard Drawings for a heavy duty
crossover RS‐051. There is no need for signage at the entrance. The development is for
permanent residential use and therefore drivers are expected to be familiar with the
driveway and allocated parking locations.

measure to provide a safe pedestrian environment
RESPONSE 2c
The driveway has included a pedestrian path to safely allow access to the rear units, as
shown in Figure 2. The path will be textured with a difference pavement treatment to
provide a visual cue for drivers. Given the low traffic volumes, low speed environment and
straight alignment of the driveway, the proposed pathway is considered acceptable. It is
recommended suitable connection from the driveway to the existing footpath (as shown in
Photograph 1) on Toolar Street be provided.

Please refer to the attached plan provided by Robin Spencer Architects. Swept paths have
been provided for a B99 vehicle accessing the visitor parking spaces and entering and exiting
the site in forward gear with only one reverse manoeuver.

The garages and car ports have also been reviewed to ensure compliance with Figure 5.4 of
AS2890.1. The garage doors are 3.0m wide with apron widths of 7.566m and also 8.571m.
The car ports are 2.9m wide and 5.4m long and comply with AS2890.1.
Action:
2f. The proposed visitor spaces have no setback from the property boundary.
