the western most corner of Lot 3 on SP216099. Wellington Road is opened as road but there is no
constructed roadway in this section of road.

The attached proposal plan numbered D-02778-01-B was prepared with the benefit of an accurate
field survey by a registered cadastral surveyor so that the location of existing improvements (e.g.
buildings and gravel roadways) can be accurately related to relevant cadastral boundaries.

The site is not affected by any relevant overlays in the Noosa Plan 2020.

The State DA Mapping System shows that the site is not affected by any relevant mapped layers
or triggers under the Planning Regulations 2017.

THE DEVELOPMENT APPLICATION

The applicant proposes to register a 5 metre wide easement over the existing driveway clear of all
existing buildings and to also contain the proposed extension of this gravel driveway to Wellington

The resulting easement will be approximately 1300metres long and have an area of approximately
2126m2. The easement will be for access purposes only and will only benefit Lot 3 on SP216099.

 The proposed easement will not provide an access benefits to the existing dwelling on Lot
3 on SP216099 or existing rural outbuilding within Lot 3 on SP216099.
 The proposed easement utilises the existing vehicle access for Lot 11 on SP216099 off

 There is no need to undertake any vegetation clearing as part of the driveway extension
         within the proposed easement.

There are no assessment benchmarks in the State Planning Policy 2017 relevant to the
development.

existing cattle yards and Cooroy Belli Creek Road.

represents an effective use of existing infrastructure.

                                                                                                   2
