13. SOIL 13.1. GENERAL SPECIFICATION Quality assurance and control Soil sample testing results are to be provided to ensure soils meet the specification requirements prior to installation. If the samples do not meet the performance specification corrective actions have to been undertaken with no additional cost to the Superintendent. Samples reports are to be submitted to the Landscape Architect, and written approval to be obtained before using the soil. All testing as required by the product specifications must be arranged by the Contractor, and carried out by an accredited laboratory. The test certificate will be accompanied by a statement of compliance from a competent person (e.g. qualified agronomist horticulturist or soil scientist). Testing facility shall be SESL Laboratories. Compliance certificates will be in the form of a report clearly stating the material is compliant, with an attachment showing the test results. In the case of minor non-compliance or substantial compliance, a clear statement must be obtained from a qualified independent agronomist waiving the compliance and certifying the sample is compliant with or without conditions. Manufacturer’s product representation For imported soils from manufacturers, a ‘product representation’ document produced by the supplier may be accepted as a compliance certificate if: • it is an off-the-shelf product line, not a custom mix • a representative test certificate is available and is acceptably recent (within 1 month) • the testing covers all those criteria in the URBIS performance specification and complies • the manufacturer’s quality assurance system is externally certified. Quality control during construction The contractor must submit samples of blended soils or imported soil mixes at regular intervals during construction for the purposes of demonstrating continued compliance of quality control. Minor non-compliance The Contractor will make corrective procedures to bring any soil that has been placed within compliance in accordance with the agronomist’s advice. Record keeping Growing media initial compliance certification records must be kept in an easily retrievable manner that provides for traceability of purchase and location on site. Each compliance certification for all the product specifications used on site must be identified by date, quantity to be supplied and a copy of the formulation used to reach compliance. Each batch of soil must be identified by date of manufacture, quantity and a corresponding test result and must link into when the material was delivered and where the material was placed. Unwanted material The soil must be free from any debris, existing plant matter, rubble, waste or other contaminated materials likely to interfere with the quality of the soil. Visible contaminants smaller than 2mm shall not exceed 0.5 % of the soil mass. URBIS URB-P0003847-000-SP.DOCX PAGE 32

15. TURF 15.1. GENERAL SPECIFICATIONS Samples Supply soil testing reports as per Soil section in this specification in the frequency specified. Garden Soil specification All soil types are specified in the soil specification section in this specification. All garden soil is to be consolidated yet not compacted. All soil is to be installed to heights which allow for settlement, so that at off-maintenance all surface levels are to those detailed in the documents. All garden soil is to be free of deleterious material such as sticks, tree roots, stones, weed seeds and is to be non-toxic to living organisms. On-structure planters are to be free from any debris/rubble immediately prior to drainage and soil placement. Evenly grade between reduced levels i.e. (spot levels). Inside Planter Walls Wrap the waterproofing up the inside of the planter walls and/or and building façade. Use a protection board to protect the waterproofing membrane. Lay nonwoven, needle punched filter fabric to base and up the sides of the planter walls. Secure filter fabric between wall body and internal cladding (cladding to be min 150mm depth). If rendering is use apply 150mm wide steel flashing in the same colour as rendered finish to fix filter fabric to wall. Fix flashing through neoprene washer and seal flashing with flexible sealant on the top. Turf pattern / joints Lay a perimeter strip and then lay infill sods with staggered tightly butted joints. Dress joints and edges with soil (the same soil as used under turf) as required to prevent the turf drying and to provide a smooth transition to adjacent levels. Watering Water twice daily for the first week after laying to ensure rapid root establishment. Top Dressing Spread 10mm depth of medium washed river sand approximately 6 - 8 weeks after laying turf. Quality All turf must be AusGAP certified turf. URBIS URB-P0003847-000-SP.DOCX PAGE 40

16. PLANTING 16.1. GENERAL SPECIFICATIONS Quality All plants 45L and over are to conform to NATSPEC's ‘Specifying Trees - a guide to assessment of tree quality’, Second Edition 2003 by Ross Clark. The Contractor is to supply the Landscape Architect with a written compliance certificate from a qualified Arborist. All plants are to be vigorous and appropriately acclimatised with a rootball that is full but not restrained. The root ball and canopy of all plants are to be balanced and the stem / trunk sufficiently developed so that the plants stay upright without staking and/or guying. The Contractor must inspect plants / transplants immediately after being unloaded to check quantity, quality, vigour, health, crown balance (+/ - 20% from stem axis) and symmetry, crown density, pests (< 10% of foliage), growth uniformity (max. internode <1.2 x shortest internode), included bark, sun scald, root division / direction (>90% down and / or outwards) and occupancy (> 90% rootball intact when removed from container) and rootball soil volume. Sampling Partial destructive sampling as outlined in NATSPEC's "Specifying Trees - a guide to assessment of tree quality" is likely to be carried out on some trees and plants. Trees and plants that fail may cause entire batches of trees and plants to be rejected. Plant Substitutions Any potential species substitutions or changes to nominated container or canopy sizes are to be noted in the tender as potential alternatives. Specified tree species and size to be provided as the submitted tender. Palm Heights Palm heights are measured from the rootball surface to the base of the frond shaft for smooth trunk palms such as Bangalow, Alexander and Royal Palms. Heights are measured to the base of the lowest fronds (after any required frond pruning / removal) for rough trunk palms such as Canary Island Date Palms, Livistonas and Washingtonias. Palm heights are never measured to the tip of the fronds. Installation Plants are to be installed in the locations shown on the planting plan. The tops of root balls of plants 45L and over are to be level with or up to 50mm higher than the surrounding soil level. Create watering "saucers" around all plants from containers larger than 5 litres (ie 200mm diameter). Do not pile up mulch against the base of the plant stem/trunk. 17. IRRIGATION SYSTEM 17.1. GENERAL SPECIFICATIONS It is the Head Contractors responsibility to co-ordinate all required Approval Authorities connection approvals and certificates. Individual courtyards / levels / areas are to be capable of being individually programmed. Water meter to common areas per Hydaulic Design by Balmain & Co. All irrigation designs within all landscape and turf areas must apply a distribution uniformity equal to or greater than 75% (DU). The scheduling of the irrigation system (Automatic Control Programs) shall be set to achieve the maximum efficiencies possible. The application rate of the system must not be greater than the infiltration rate of the soil. Pooling of irrigation water on the surface will not be accepted. Adding “cycle & soak” to the irrigation programs will eliminate this scenario where the application rate of the irrigation system exceeds the infiltration rate of the soil. All irrigation conduits on basement and podium are to be cast into the structural slab. This and all penetration through the structural slab are to be closely coordinated with structural engineer and hydraulic engineer. Full description of the required system and its components are to be listed in the submitted documentation. This documentation should include drawings and schedule of quantities. It is the responsibility of the Irrigation Contractor to ensure they have all the relevant documentation and to provide a detailed Schedule of quantities. If a "Lump Sum" submission is tendered it will be presumed that all the required items have been included in the Tender price. If existing Services are located on site, it is the contractor’s responsibility to source all existing as constructed information for all services for local authorities or/and client before commencement of works. The contractor must obtain approval from the client prior to commencement of any excavation in the vicinity of existing services. Submit all documents to the Landscape Architect for review and approval. Locations of meter boxes, mains connections and valve and meter box locations to be approved by Landscape Architect. The equipment and installation processes described are intended to produce an irrigation system which complies with all applicable industry and local authority and Australian standards. The Irrigation Contractor will inspect the site and verify the available water flow and pressure, prior to lodgement of design and Tender. The Irrigation Contractor will be responsible for all works required. Items not specifically described in this Specification, but which would normally be required to produce a fully functioning irrigation system are to be considered part of the required works. It is the Irrigation Contractor’s responsibility to bring to the Superintendent’s attention any concerns, potential obstacles or possible improvements before construction commences. The cost of replacement is the responsibility of the Contractor. In the event of any failure to rectify defective work the Superintendent may instruct that the work be carried out by another company, the cost of which will be charged to the Contractor. Stolen items and plants are not included into the establishment maintenance. It is the Contractors responsibility to source and plant or place them in coordination with the facility management. It is the Contractors responsibility to highlight areas or items which may require additional maintenance management to the facility management. These include emptying of rubbish bins, general regular cleaning etc. Prior to the Handover allow for a clean up to presentation standard of the entire landscape works area. Tasks which are required on a 12-month interval are to be complete prior to the end of maintenance compliance inspection. This includes all timber surfaces to be recoated with protective treatment as specified. 19.2. TREE TRANSPLANTING / PROTECTION MAINTENANCE The start date for transplanted trees and palms begins the day the tree(s) or palm(s) are placed in their proposed final location and backfilled. The period from the transplanting of all plants until the start of certified On-Maintenance period is to be considered in addition to the required full maintenance period. The required maintenance period is not completed until certified Off-Maintenance is granted. Carry out all maintenance activities on the transplant(s) necessary to ensure they become fully re- established within the Establishment Maintenance period and are returned to a healthy and vigorous state with a min. 90% of the original foliage density (i.e. excluding epicormic growth). Watering The tree(s) may require large volumes of water to be applied by hand at the time of planting and repeated twice weekly during the initial period (min. 6 weeks). Test, rectify and adjust the irrigation system or watering regime as necessary to maintain optimum soil moisture levels in and around the root plate(s). The root plate (and not the surrounding backfill soil) is the tree's main water source for many months after transplanting. Ensure it is kept moist (but not over watered) at all times. Wrapping For thin or smooth bark trees, if more than 40% of the foliage is shed due to post-transplant stress then the trunk and branches (greater than 50mm diameter) are to be wrapped with light coloured biodegradable paper or hessian to reduce bark scalding. Wrap from the bottom of the trunk upwards so the layers overlap and thus shed water. URBIS URB-P0003847-000-SP.DOCX PAGE 52

Soil testing Provide detailed chemical and physical test results of the root plate of each tree and backfill soil 2 weeks prior to the completion of the Establishment Maintenance period. Rectify any identified chemical or physical soil imbalances as per the testing laboratory recommendations prior to the completion of the Establishment Maintenance period. 19.3. ESTABLISHMENT MAINTENANCE LOG Keep a detailed maintenance log of all activities undertaken including watering regimes and fertiliser applications. This log is to be given to the Landscape Architect and Facility Manager at the completion of the Establishment Maintenance period. URBIS URB-P0003847-000-SP.DOCX PAGE 53

necessary to maintain optimum soil moisture levels in all areas
• Fertilize at 3-month intervals
• Aerate at 12-month intervals
• Replace bare patches over 1m2 immediately
• Trim edges to maintain straight lines
• Check regularly for pest infection and apply pest treatment
• Weed regularly to keep weed infestation to a minimum
• Mow regularly as required
• Apply 10mm deep clean washed river sand as a top dressing at 12-month intervals
Garden beds • Test, rectify and adjust the watering regimes or water manually regularly as
necessary to maintain optimum soil moisture levels in all areas

• Mulched surfaces are to be kept clean and tidy and free of any deleterious material
and foreign matter
• Check plants weekly of pest and disease infestation
• Spray for pests and disease infestations when the pest and fungal attack has been
identified
• Apply a balance of man-made and natural slow release fertiliser to all planting
areas in a 3-month interval.
• Check for signs of nutrient deficiencies (yellowing of leaves, failure to thrive), and
adapt fertiliser regime to suit. Treat as required
• Aerate at 12-month intervals
• Clean all leaves of plants which are undercover at a monthly interval
Trees and shrubs • Trees may require up to 50L of water to be applied by hand at the time of planting
and repeated twice weekly during the initial period (minimum 6 weeks). Test, rectify
and adjust the watering regimes or water manually regularly as necessary to
maintain optimum soil moisture levels in all areas
• Replace failed plants immediately
• Adjust and/or replace stakes and ties monthly. Remove staking and visible guying
after 11 months.
• Prune shrubs and trees in accordance to the maintenance manual. In general,
shrubs and trees will be tip pruned to ensure a strong, sound form and dense,
bushy appearance. Remove of overhanging branches or foliage that prevents
proper function of a space e.g. pathways, seating areas, sightlines. Remove
branches which are at risk of storm damage
• All tree pruning to be carried out by a qualified arborist
• Apply root hormone periodically once new roots have begun to grow (fertiliser is
unlikely to be effective until new roots are absorbing water).
• Clean all leaves of trees and shrubs which are undercover at a monthly interval
• Weed regularly (weekly)
• Top up organic mulch at 6-month intervals
