INFORMATION REQUIRED
The information requested is set out below:
Issue – Relocation of the Sewer
Council acknowledges the proposal to relocate the sewer main alignment through the western side of the property to allow for the basement earthworks.
Information Required
Please provide written approval/endorsement from Unity Water for the proposed sewer alignment and removal of the existing section of the main through the property.
Issue – Driveway and Crossover
Front - The submitted plans do not specify the width of the vehicle crossover. Due to the demand for on-street parking in this area Council aims to minimise the width of vehicle crossovers where practicable.
Rear - The submitted plans lack sufficient detail of the rear driveway to assess.
Information Required
Please provide an amended plan/s, prepared by a suitably qualified person, that includes but is not limited to the following details:

Dimensions of the vehicle crossover;
The swept path of a design vehicle demonstrating there is sufficient space to manoeuvre from a parking space (front parking area) and exit the site in a forward gear;
Dimensions of the driveway width where if crosses the pathway/easement at the rear of the property in accordance with Condition 15.c) of the higher order MCU17/0025.
Issue – Carpark Lighting
Condition 16.a) of the higher order Decision Notice (MCU17/0025) specifies the provision of vandal resistant public lighting with intensities to satisfy the requirements of AS1158 must be included. It has been noted the plans lack detail of onsite lighting provisions.
Information Required
Please provide an amended plan, prepared by a suitably qualified person that includes details of lighting provisions in accordance with the higher order Condition 16.a) (MCU17/0025).
Issue – Placement of Rock Protection
The submitted plans indicate the placement of rock protection on the downstream side of the concrete driveway that crosses the Council easement. This easement (located to the east of the subject site) serves as a shared vehicle and pedestrian access to the reserve at the rear of the property. The placement of rock protection in this location presents a trip hazard for pedestrians.
Information Required
Please provide amended plans that include scour protection that can be trafficked by pedestrians and vehicles without posing a trip hazard.
