4.4 Subsurface Conditions
Detailed descriptions of the subsurface conditions encountered in the boreholes are provided in the
borehole reports attached in Appendix A, along with definition sheets which describe terms and
abbreviations used on the reports. The subsurface conditions encountered in the boreholes are
summarised as follows:
▪ Topsoil – comprising loose silty sand to depths of 0.1 m to 0.2 m below ground level (BGL); then
▪ Fill – comprising loose silty sand to depths of between 0.4 m and 0.1.3 m BGL; then
▪ Natural Sands – comprising poorly graded sands mostly being loose to depths of between 1.4 m
and 2.6 m BGL; then becoming medium dense and increasing to dense below depths of about
2.8 to 3.8 m BGL.
Table 1 below summarises the subsurface profile in each borehole.

A site classification ‘soil test’ report by Australian Soil Investigations (ASI) (Ref. Report No. 230154(S),
dated 12 June 2023) comprised the drilling of two boreholes (designated BH1 and BH2) in accessible
locations to the east of the property. Rubbish was noted by ASI in BH2 at a depth of 0.7 m BGL. Three
boreholes (designated BH2, BH2A and BH2B) were drilled by Tectonic in this area to delineate the extent
of this rubbish, however, no deleterious material was encountered at those locations.
ASI has classified the site as Class P, as per AS2870, due to poor bearing capacity and fill; however, has
stated that the site would have the shrink-swell characteristics of a Class S site.
