        1. Introduction
This report details the results of a geotechnical investigation undertaken for a proposed unit
development at 51 Elanda Street, Sunshine Beach. The investigation was performed by Tectonic for
Archend, generally in accordance with Proposal P24478-Rev0, dated 9 August 2024.
The investigation comprised drilling of boreholes at four locations across accessible areas of the
development footprint. This report summarises the results of the investigation and provides
geotechnical recommendations regarding earthworks and footings, together with advice for temporary
        and permanent basement retention.
In summary, subject to the implementation of the recommendations made herein, it is assessed that
there would be a Low Risk of slope instability affecting the proposed development in accordance with
the Australian Geomechanics Society Guidelines for Landslide Risk Management, dated March 2007 (AGS
        2007).

        2. Proposed Development
Design details provided to us indicate that the development will comprise a three-storey building, over a
basement carpark covering most of the site. The construction will include a combination of masonry
walls and reinforced concrete floors with various architectural finishes to the walls. Excavations for the
development will be in the order of up to 7 m deep in the upslope area adjacent to Elanda Street with
the basement level shallowing to about 2 m to 3 m deep downslope to the east. Localised filling less
than 1 m high is anticipated. Excavations are expected to extend close to the site boundaries and
therefore, some form of temporary retention will be required. Isolated deeper excavations may be
required for the lift overrun pit and other elements.
Extract from the design drawings provided by Archend are provided below in Text Figure 1.
