Dear Sir/Madam
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	51983.3225.14
Street Address:	The Hastings 9-10/30 Hastings St Noosa Heads Qld 4567
Real Property Description:	Lot 30 SP 307674
Planning Scheme:	Noosa Plan 2020 (25 September 2020)
INFORMATION REQUIRED
The information requested is set out below:
Issue - setbacks
The proposed unit is to be setback approximately 1.13 metres from the adjoining unit located to the south (Lot 11). This part of the building occupies land that is currently vacant, and currently there is good separation between existing units. The proposed setback will substantially compromise the amenity to neighbouring dwelling No. 11 which has a north and north easterly aspect. The shadow diagrams indicate there will be impacts on this unit’s access to sunlight, particularly in winter. The proposed setback also limits capacity for meaningful landscaping between dwellings and it is considered to not comply with Performance outcome PO13 of the Tourist Accommodation Code. Consideration should be given to the building stepping in (rather than one plane) is suggested at the southern elevation.
* Please note property ownership is not a planning consideration.
Information Required
Provide amended plans that substantially increase the setback of the building to the southern boundary, to what is currently proposed.

Issue – additional floor area
The site cover and gross floor area (GFA) of the new unit has increased significantly from what currently exists with the existing units. Overall the building footprint is larger. Further, the larger footprint results in removal of mature trees on the site. A substantial increase in GFA or site cover is generally not supported.
Information Required
Provide site cover and GFA calculations between what exists and what is proposed and what this means for the overall site cover and GFA for the site. Provide calculations for each floor where comparing.

Issue - floor levels
Annotation on the ground floor plan suggests that part of the ground floor will meet the minimum floor level for habitable rooms necessary for flood immunity.
Information Required
Provide section plans (north south and east west) that show RL’s reflecting existing and finished ground levels and RL’s to each level and top of the roof line.

Issue – existing vegetation
It is not clear what vegetation (if any) is proposed to be retained on Lot 30. Overall outcome (3) (b) of the Tourist Accommodation zone seeks retention of existing mature vegetation. There is a concern that the use of Lots 7 & 11 for construction will also impact on existing mature vegetation.

Information Required
Provide a plan that indicates all vegetation proposed to be removed to facilitate the new dwelling unit and detail footprints to be utilised for construction on Lots 7 & 11 and detail potential impacts on existing vegetation on these lots.

Issue - landscaping
The plans indicate proposed landscape areas. It is suggested a detailed landscape plan be submitted for assessment with this application.
Information Required
5.	Provide a detailed landscape plan that is in accordance with Noosa Plan PSP2 Landscaping – Coastal Beachfront areas species.

Issue – screens
It is not clear if proposed privacy screens have the capacity to expand the full area of Level’s 1 and 2 (north and east elevations).
Information Required
6.	Indicate the proposed screens capacity for coverage.
due date for response to information request
The due date for providing the requested information is 22 July 2021. Send your response to [email protected]. Please advise Council of your response to this information request in accordance with section 13 of the Development Assessment Rules.
