Application No.	RAL19/0008

further advice
You are advised that:
Issue
As stated in the Information Request issued 9 April 2019, Council’s Development Planner is unlikely to recommend approval of Rural Settlement zoned lots resulting is areas less than 2ha.
Advice
A new lot layout complying with the 2ha requirement may be submitted to Council for assessment. If you are amenable to providing an updated proposal plan complying with the 2ha requirement, it is recommended you request to ‘stop the clock’ by 10 October 2019 in order to allow adequate time to respond to this Further Advice.
Alternatively, please notify Council by 10 October 2019 if you wish Council to proceed with assessment of the current proposal plan. Please note, Council’s Development Planner will be recommending refusal of the application under Delegated Authority. Should you wish to request the application go to a Council Meeting for Decision, a request to extend the Decision period will be issued upon receiving confirmation of your preferred course of action, in order to allow adequate time for the report to be added to the Council Meeting Agenda.

Issue
In regard to the proposed house site, Council believe that the applicant may have misunderstood Information Request Item 2, and the planning scheme definition of “steep slope”. The proposed works include constructing a building pad at 25% grade, on an area with a natural grade of 28% to 33%.
Advice
This issue requires further comment from the applicant in regards to how the proposal achieves the outcomes of the planning scheme, including (but not limited to) Specific Outcome O5 of the Reconfiguring a Lot Code.
Demonstrate that access from the access easement to the house pad can be achieved.
due date for response to further advice
A response to the further advice is required by 10 October 2019.
other details
Should you have any further queries in relation to the above, please do not hesitate to contact me on the number above.
Yours faithfully

Tara Norley
