The detention tank has widened in portions, but has also slightly reduced in overall height. The volume of the detention tank remains in line with the initation requirements as outlined in the operational works. As such the carpark situation for patrons of the hotel that were checking in has been reviewed and a revised plan is proposed. Attached is the revised architectural plans for the ground floor carparking at the entry of the hotel, this will offer an additional 5 carparking spaces that are designed for short term parking to enable check in to the facility. Additionally the project has been able to omit the Pad Mount Transformer (PMT), as the existing PMT servicing the project is sufficient. This will in turn provide additional landscaping area. Overall, the landscaping footprint has remained in line with the original operation works submission, but has improved amenity. Planting species and layout will be determined By Andrew Gold Landscape Architecture and will be synchronized with the species and landscape intent as previously designed for the project. Image – Revised Carpark Extent [cid:[email protected]] Image – Original Carpark Extent [cid:[email protected]] EASTERN RETAINING WALL The Eastern Boundary Retaining wall had to be revised ADHOC during the projects construction phase. The ground conditions and the rising water tabled experienced during construction did not enable the tiered construction methodology as previously documented. As such the retaining wall had to be constructed in a single skin and in a masonry block material to facilitate the required structural adequacy. Provided below is a markup of the extent, which is currently being reflected onto the landscape and civil plans. Likewise this has in turn required some alternative solutions to the houses 14, 15 & 16 courtyard landscaping as addressed below. [cid:[email protected]] HOUSES 14, 15 & 16 COURTYARD LANDSCAPING Houses 14, 15 & 16 have required an alternative review to the landscape planting as a result of the required toe footing to the northern boundary retaining wall. Our solution for this area (highlighted in green below) is to create a planter box that will be adequate to contain the originally specified plant species. The proposed detail is as per the below and also on Sheet 18 of the AGLA revised drawings. [cid:[email protected]] [cid:[email protected]] HOUSES 17 & 20 The landscaping to houses 17 & 20 has been amended to incorporate a pool for each terrace home and also to incorporate a retaining wall structure to enable the pools construction and also ensure the planting quantity is retained. Currently the landscaping plans are reflective of this alteration, we have also attached the architects plans as these provide more detail on the hardscape. Please refer to architects drawings; * 180082-WD-A-510-2 * 180082-WD-A-515-2 KERB DESIGN FOR PAVEMENT Reviewing the Kerb currently on the project, it is a M6 kerb and we have noted concerns on previous projects that a lip is created which in turn can be a trip hazard for pedestrians. We are proposing the use of a monolithic rollover kerb in lieu. The below snap is from a project we recently completed which details the rollover to be poured integral with the slab. The intent is to use a methodology similar to the below, with minor amendments to suit site levels and volumes. [cid:[email protected]] ENTRY GATE The developer is proposing to include an automatic gate to the development which includes and intercom and fob system for after hours. The details are included below and attached on drawing 1800082-WD-B-740-1. Below are some key considerations for the design and implementation * Emergency ingress and egress is to be maintained * Sanitary trucks ingress and egress to be maintained and overall dimensions to be adequate for access * Operable hours to be confirmed by council [cid:[email protected]] If you have any further queries or require any additional information please do not hesitate to contact me on the details listed below.
