Town Planning Report - Expansion to Noosa Landfill
“Specialist services and practical solutions”
The loss of this vegetation is to be offset elsewhere on the site comprising about 1.8ha, this
being nearly double the size of the subject land, and will not result in a significant residual
impact, subject to the proposed mitigation measures being implemented.
The extent of the vegetation loss needs to be considered in context with the amount of
vegetation within the land (Lot 77), despite being designated for landfill for many years. The
land (Lot 77) has a total area of about 322ha, most of the which forms part the Weyba Nature
Reserve and is to be protected in the long term.
While there is an increase in the scale of the use, given its nature, there is no increase in the
intensity. There will be no significant increase in traffic movements with no change to the
current access and egress from Eumundi Noosa Road.
In summary, there is a significant community and planning need for the proposed expansion
of the existing landfill, and the subject land is already suffering from edge effects because it
protrudes into the RRA. In the circumstances, the location of the new development is practical
and logical. The loss of vegetation is to be offset to the south of the site. The proposed
development represents a legitimate case where an environmental offset is warranted to
provide for the expansion of community infrastructure. Given the above, there will be no town
planning consequences arising from the proposed change.
