It is understood that the property owner wishes to subdivide the site into six lots for further housing development. The site is currently occupied by two houses and has an approval for a 2 lot subdivision. The subject site comprises Lot 71 on Plan MCH2854. Noosa Planning Scheme interactive mapping indicates that the site is located in a potential landslide hazard area, accordingly a geotechnical assessment by an RPEQ is required under the Planning Scheme. Regional Geology Queensland Government geological maps show that Lot 1 on MCH2854 is underlain by the following geological formations: 1. Quaternary age freshwater swamp deposits (extreme northern part of the lot, apparently associated with the creek to the north) 2. Holocene age parabolic dunes; quartz sand (bulk of the lot) 3. Holocene age dunes, mainly parabolic, quartz sand (extreme northern part of the lot) Slope Stability and Coastal Hazard Mapping Noosa Planning Scheme interactive mapping indicates that the site is located in a potential landslide hazard area. The boundary of this mapping appears to coincide with the Queensland Coastal Hazard Areas Map showing erosion prone areas. There appears to be no other basis for the site to be considered to be located in a potential landslide area. It is understood that the subject of coastal erosion is addressed in a separate report. Site Inspection On 15% June 2017 | undertook an inspection of the site, the following points were noted. e The site is currently occupied by two detached single unit houses. e Where visible, surface soils comprised clean dune or beach sand.
