Re: Application for Short Term Accommodation, 1 & 2/10 Hill St, Sunshine Beach

We object to the above application on the following grounds:

* There are already multiple properties operating as STAs in this location, there is no need for any further STA accommodation in this area. This property is recently built and has no existing use rights for STA.

* Having large numbers of STA properties in one area erodes the local sense of community and responsibility.

* Hill St is a very busy street with high-speed through-traffic and limited parking. This property could be expected to booked by groups and attract multiple vehicles, which will compound issues with parking and safety in the street.

* The needs of holidaymakers are naturally at odds with the needs of permanent residents, who need to get up early for work and school. An STA does not need to be having a “party” to make enough noise to disturb surrounding residents and short-term visitors have no motivation to avoid disturbing neighbours. STA occupants also often bring dogs that are left to bark all day while they are out. With a shift worker in our house, this presents a major problem for us.

* Noosa has reached crisis point with a shortage of rental accommodation for residents, which is forcing many workers and families out of the area. The long-term implications of this will be very serious for the Noosa community.

* The numbers of STAs being approved by Noosa Council is creating a two-tier property market, where properties with STA rights are worth significantly more than those without. This is only encouraging more property owners to apply for STA rights for fear of missing out.

We urge Noosa Council to consider the needs of local residents and to not approve any more STAs in this area.
