To the Assessment Manager
RE: File no MCU14f0102 - Application fer 139 Eumundi Rd Noesaville
I support the application and all uses proposed on 139 Eumundi Rd Noosaville.
The application is well made and the material accompanying the application and information request that is
online provides accurate detail on the proposed development.
As CEOof IRONMAN Asia-Pacific with up to 35 staff working at any time along with during major event times 40+
volunteers I see the service station, shop, cafe, industrial uses as being a great mix for the area providing many
jobs during construction and ongoing jobs once operational. This is a very good thing for Noosa's economy. The
range of uses on site are complimentary and needed within the industrial area particularly the Autopark.
My comments relate specifically to the proposed Shop within the Service Station and the "Tradies Cafe" which
from reading are the impact assessable and not preferred uses.
1. The size and scale of the shop presents as described by the applicant, the opportunity for convenience
items to be sold. This to me is ancillary to the service station and what you expect to see, as it is when you
look at the BP in Noosaville and Bougainvillea Tewantin, Shell in Noosa Junction and the Puma at Peregian
Beach all show a range of convenience shopping products. These products take up approx. three f four
aisles along with fridge space and back of house storage. This convenience is not available in the locality
when you need something quick and it is simply not logical to go to one of the main shopping centres.
2. The service station will be to my knowledge the first newly constructed service station in Noosa for many
years and is evident that its size and shape is what required for operation. Recently the Roundabout
service station at Hilton Terrace Noosaville closed and it appeared to be the last of the just pump fuel
models, it seems this range of convenience products is needed to make a service station viable.
3. The provision of a tradies cafe or cafe of any sorts is needed. At present there is no easily accessible
option for my staff to be able to safely walk to during their breaks. There is no cafe within this precinct of
the industrial area known as Autopark. There are cafes in the other areas on Eumundi Rd, Production Av
and Rene St. It appears this catchment misses out.

4. Noosa Civic is not an option that staff take for their breaks, it is only able to be accessed by car, you need
to find a park, etc. We need less cars on the road so an option that is able to be walked to safely must be
supported.
5. I agree with the expenditure that the economic report details on food spend as a quick office survey
indicated most staff spend at least $30 a week on food. I also agree that this cafe and shop with the
service station will not impact anyway on existing centres. To ask for further information regarding impact
on Noosa Civic is nonsensical, to me they service too entirely separate markets.
In closing it is my opinion it has compliance with the Town Plan meeting the outcomes and demonstrated valid
reasons for support for the minor non-industrial uses. These uses are complimentary and would be expected
within any industrial area.
Sincerely
Geoff Meyer
