BUILT FORM There will be 6 individual tenancies. The construction of the building is polished concrete tilt panels in 1 standalone building. We have provided horizontal articulation joints to soften the street front and Northern wall appearance to give the panels some texture as per plan. The building has been stepped in design on the south eastern corner to provide some depth in appearance. This is keeping with design common in this area allowing a softer frontage to the street appearance. The retaining wall for the carparks has been positioned to allow for landscaping and shading trees to grow and soften the street appearance. This also lowers the height of the retaining wall allowing for plants to hide the structure. There is a strong roof overhang to front of the building to which removes a box feeling to the design. Door awnings over the entrance doors will also break up walls with window positions providing more interest. DESIGN The proposed building is to be read in conjunction with the IDAS Development application, Architectural plans, Landscape plans, Vehicle movement plans, Engineering plans. All signage on the building will need to comply with body corporate guidelines using single cut letters in a specific font and size. The design of the building is in keeping with the local area assuring that a quality appearance will be maintained. The design achieves a modern architecturally designed building with articulation joints complemented by window positions, roller doors, entrance doors, awnings and a stepped building. SET BACKS There is a 6m Primary set back with a 4m secondary setback to the frontage.
