Landscaping
The proposal is providing good landscape setbacks except for a small area to the west of the
Venture Drive vehicle access where no landscaping is proposed between the boundary and a
staff car space. Given the proposal is providing landscaping well in excess (74m² excess) than
that required by the Code, with the majority being to the street frontages, the small non-
compliance raises no concern.
No bicycle parking or lockers are indicated on the plans. A condition is recommended to ensure
bicycle parking is installed in accordance with the code requirements.
Engineering
It is proposed that delivery trucks reverse onto the site which is common practice throughout the
industrial areas and generally does not raise significant concern. The applicant has demonstrated
compliance to the relevant codes and does not raise any other concerns.
