RE:     REC and OPW associated with MCU20/0074 – Material Change of Use
        Multiple Dwelling (3 x Dwelling Units) (Lot 107 C5604)



On the 7 December 2020, Council issued approval for three dwelling units. This application
is for the subsequent community title subdivision and operational works associated with
the Material Change of Use approval.


Community Title Subdivision
The application proposes to undertake a Community Title Subdivision in accordance with
the detailed Operational Works and MCU approval. The design meets the relevant
Outcomes PO27 to PO30 of the Reconfiguring a Lot Code by providing for functional
access and manoeuvring, backyard amenity for users, consistent with this part of Cooroy’s
Medium Density character. The plans have been provided as part of the Operational
Works approvals to better integrate with the detailed engineering servicing plans.

Operational Works
Detailed Engineering and Landscape plans are provided addressing the requirements of
the higher order MCU as well as the Works Codes and associated Planning Scheme
Policies of The Noosa Plan.
