The maintenance of the SPEL Stormsacks shall be completed in accordance with Noosa Council standard and
manufacturers guidelines with final ownership of the basin being that of the property owner.
PROPOSED DEVELOPMENT
The proposed development will consist of a single two storey building that will consist of three separate
commercial tenancies. It is proposed that vehicle and pedestrian access will be from the Bartlett Road frontage
with carparking in the north of the property. Construction works will consist of bulk earthworks, carparking,
stormwater drainage and the installation of stormwater improvement devices. Internal water and sanitary
drainage for the building will also be provided under a separate plumbing approval as part of the building
development. These will be connected to the existing water and sewer main connections provided for the
property.
Where required, sediment and erosion control devices will also be installed during all stages of construction.
The proposed lot configuration and development are shown in Appendix A.
DRAINAGE AND EXISTING TOPOGRAPHY
In general, the site is elevated at around 19.0m AHD in Bartlett Street and grades at approximately 2% towards
an existing low point at around RL 18.0m AHD in the south-west corner. There is an existing drainage pit in this
location which will be utilised as a lawful point of discharge for roofwater and carpark drainage. Due to the
proposed design of the building, overland flows from major events will be diverted to the Bartlett Road
frontage in the north. This will ensure any pipe blockages will not create flooding to the tenancies.
