Attachment C - SWMP Report by Bax Engineering_compressed
INTRODUCTION Bax Engineering has been commissioned by Mr Michael Klobas of Juklo Pty Ltd to provide a site-based stormwater management plan for the proposed development at 9 Bartlett Road, Noosaville. The report is intended to support the development application seeking approval for a Material Change of Use. The proposal covers a site area of 1,528m2 and is currently used as a storage business. It is proposed that the development would consist of a single, two storey building with three separate industrial warehouse tenancies. This footprint area is 707m2, there is a proposed hardstand driveway and carpark of 591m2 and the remaining area (230m2) is to be landscaped. This report has been developed to address the stormwater management in regards to a suitable discharge from the property and both quality and quantity requirement. The plan is in response to the Noosa Council information request (MCU21-0215) which requires the development to - “Provide a preliminary Stormwater Management Plan for the site, including details of collection and discharge of stormwater runoff from the buildings and the hardstand areas and any required stormwater pipelines/flowpaths within the site to drain low areas on the adjoining properties to prevent stormwater ponding” The stormwater runoff for the proposed development site has been assessed using the Queensland Urban Drainage Manual (QUDM) with Rational Method calculations to determine the potential stormwater flows on the development.
