On behalf of our client, Country Club Villages, we hereby request a ‘Generally in Accordance’ determination in relation to this approval to reflect the most recent change approval issued in relation to the associated higher order Material Change of Use Approval Council Ref. 132004.5744.09). Please find outlined below the basis of our request. 1.0 SITE / APPROVAL HISTORY The site is situated at 35 Walter Hay Drive, Noosaville and is described as Lot 2 on SP162077 (“the Site”). The total area of the site is 6.707 hectares. On 21 December 2005, Council issued a Negotiated Decision Notice for a Material Change of Use (Retirement Community – 169 Dwelling/Accommodation Units and Ancillary Facilities) development approval (Council Ref. 2004/5744). There have been a number of minor changes to the Material Change of Use development approval since the time the original development approval was granted, with the most recent change to this approval issued by Council by correspondence dated 4 September 2017 (Council Ref. 132004.5744.09). The most recent change approval specifically related to changes to the built form and layout of the Apartments within Stage 5 of the approval, being the final and remaining stage of the development to be delivered. 2.0 DESRIPTION OF PROPOSAL In recognition of the most recent change approval issued in relation to the higher order Material Change of Use approval (Council Ref. 132004.5744.09), we note that the approved operational works are required to be necessarily amended to reflect the changes to approved development layout and built form.
