Dear Sir/Madam
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	MCU21/0026
Street Address:	20 Park Cres Sunshine Beach Qld 4567
Real Property Description:	Lot 589 on RP48112
Planning Scheme:	Noosa Plan 2020 (25 September 2020)
INFORMATION REQUIRED
The information requested is set out below:
Issue – Works seaward of the Coastal Building Line
The proposal plans include fill seaward of the coastal building line around the pool. It is unclear whether the fill is proposed to be retained. Fill and structures seaward of the coastal building line are not supported.
Information Required
Provide updated proposal plans removing any works seaward of the boundary (excluding allowable cantilevered balconies).
Issue - Elevations
The elevation plans include landscape in front of each relevant elevation, obscuring the design.
Information Required
Provide updated elevation plans, excluding landscaping, that clearly shows each of the elevations of the dwelling.

Issue – Driveway
The proposed driveway spans for most of the width of the subject property on road reserve.
Council requires that the driveway be constructed in accordance with council’s standard drawings RS-049 and RS-050 and respective addendums; and also that the road reserve to the frontage of the subject site be landscaped.
The submitted documentation indicates that the applicant proposes to use stone pavers as the driveway’s surface, including on road reserve.
Council has some concerns with this option being constructed on road reserved, specifically in terms of durability; and potential creation of trip and/or slip hazards.
Information Required
Provide additional detail on the access driveway and the maneuvering area. The detail must be prepared by a suitably qualified person and include but not be limited to:
levels and grades of the access driveway and the maneuvering areas;
a longitudinal section extending from the centerline of the formation in Park Crescent to the proposed garage;
a driveway designed generally in accordance with Council’s standard drawings RS-049 and RS-050;
demonstrate that a B99 vehicle will not bottom out or scrape entering/exiting the driveway;
the necessary stormwater drainage structures.
Provide a Landscaping plan for the road reserve to the frontage of the subject site, which includes the retention of the existing Pandanus on the eastern side of the driveway.
Regarding the proposed surface finish for the driveway:
provide details of the expected durability of the proposed driveway’s surface finish, including details of the adhesive proposed to be used and the pavers’ technical data sheet;
demonstrate how trip hazards will be eliminated – i.e. ensure 5mm max depth variation in the finished surface profile; and
demonstrate how the proposed surface complies with the requirements of AS/NZS 3661.1 – Slip Resistance of Pedestrian Surfaces.
Issue – Stormwater Management
The submitted material does not include an indication of how stormwater runoff from the proposed development will be collected and controlled. It is noted that there is no downstream Council drainage system and it is expected that on-site infiltration will be required.
Information Required
Provide a stormwater management plan for the proposed development. The management plan must include but not be limited to:
the structures for both the construction and operational phases of the development;
be consistent with the site specific geotechnical report recommendations;
demonstrate that the runoff from the site is suitably controlled to ensure that the downstream environment is not adversely affected or destabilized.
due date for response to information request
The due date for providing the requested information is 17 June 2021. Please advise Council of your response to this information request in accordance with section 13 of the Development Assessment Rules.
If you do not provide a response before the due date, it will be taken as if you have decided not to respond to the information request and Council will continue with the assessment of your application.
