Attachment 3—Reasons for referral agency response
(Given under section 56(7) of the Planning Act 2016)

 

The reasons for the SARA's decision are:

* The proposed development is for alterations and additions to a detached dwelling house located at 2
Arakoon Crescent, Sunshine Beach.

« The subject site is located within the mapped erosion prone area and a coastal building line exists on
the property. The development involves building works seaward of the coastal building line and
triggers referral assessment under schedule 9, part 3, division 2, table 1 of the Planning Regulation
2017.

* SARA has assessed the development application against the State development assessment
provisions, State code 8: Coastal development and tidal works. SARA has determined the
development can comply with State code 8, subject to conditions.
