REQUEST FOR EXTENSION TO CURRENCY PERIODS 132005.220.01 & OPW12/0031

DEVELOPMENT PERMIT FOR RECONFIGURATION OF A LOT (22 VILLAGE INDUSTRY LOTS A BALANCE LOT, DRAINAGE RESERVE AND PARK LOTS) – COUNCIL REF. 132005.220.01 AND DEVELOPMENT PERMIT FOR OPERATIONAL WORK – COUNCIL REF. OPW12/0031 – 70 MARY RIVER ROAD & 25 JARRAH STREET, COOROY

The above approvals apply to a Council owned site located at 70 Carpenters Road and 25 Jarrah Street Cooroy (Lot 1 SP188234 & Lot 5 SP188234) at the northern end of the Cooroy Industrial Estate. The original Development Permit was issued on 8 October 2009. The approval has since been subject to a number of minor change applications, most recently in 2014 to amend infrastructure charges.

Sunshine Coast Council made application in 2013 to extend the relevant period for 4 years, with the current approval lapsing on 8 October 2017. As the currency period for the development approval and operational works permit expires soon, further extension is sought for 4 years to 8 October 2021. In association with the request to extend the currency period, a consequential change is required to Condition No.11 of 132005.220.04.

All works for Stage 1 of the development, being Lots 6, 7 & 8 on Jarrah Street, have now been completed and development infrastructure charges paid. The titles for the Stage 1 lots are currently being registered with the Titles Office. Due to the global financial crisis and limited local industrial land demand, the feasibility of the balance stages remains uncertain. Council is likely to seek to sell the Stage 1 lots and that process will provide some indication of the potential market demand for the balance stages.
