Development Assessment Report
PROJECT URBAN – 16216 February 2021
“Ground floor spaces and ceiling heights are flexible to cater for a range of business
activities”.
The proposed tenancies have a maximum height of 2.7m and when considering this it is important
to note that the current design seeks to balance a number of different factors which include:
• a need to limit the building height to 2 storeys;
• a need to minimise the amount of earthworks required on site;
• maintaining a satisfactory relationship with the levels on the adjoining sites and
within Doonella Street; and
• providing level and equitable access throughout the residential development.
It is considered that the current proposal successfully balances all of these factors whilst providing
tenancies that are suitable for a variety of the commercial uses, consistent with PO6.
In conclusion, it is considered that the proposal complies with all the relevant assessment
benchmarks in the Dual Occupancy and Multiple Dwelling and Business Activities Codes.
8.6 OVERLAYS
The following overlay affects the site:
Overlay Comment
Acid Sulfate Soils
The site is subject to both Area 1 and Area 2
acid sulfate soils. The Engineering Report
prepared by Alta Engineers confirms that
there are no earthworks proposed below
5mAHD so an Acid Sulfate Soils Assessment
is not required.
