The wet heath (old floodplain) receives untreated stormwater via a number of drains; viz.
one underneath Banksia Avenue (in the northeast) and one from Noosa Drive (in the
southeast). Untreated stormwater and run-off (associated with the adjacent development)
influence the wet heath from the south of the site.

1.3 APPROVED DEVELOPMENT

The approved development consists of a Residential Single Dwelling development in the
eastern part of the site and an area of Residential High Density development in the north-
east of the site. A large proportion (approximately 70%) is to be conserved as private open
space for conservation and waterway protection, park, public esplanade, RF Thompson
Environmental Park and other areas across the site (Figure 5).

Residential Single Dwelling

This development in the eastern part of the site consists of 33 Residential Single Dwelling
allotments accessed from the existing Banksia Avenue. A firebreak (in the area identified as
park in Figure 5) runs along the western edge of the allotments 1-24 (excluding 13-14).
Private open space for conservation and waterways protection separates the allotments
from the firebreak for the most part. Allotments 1-14 and 24-33 are separated from
Banksia Avenue (and Noosa Drive, in part) by a narrow strip of private open space for
conservation and waterways protection and road reserve — bushland.

Residential High Density

This development consists of 9 allotments (Lots 3-11) (Figure 5). The rear (northwest) of
Lots 3-9 consists of an area of vegetation identified as private open space for conservation
and waterways protection. Lots 10 and 11, abut park to the south with a small area of
private open space for conservation and waterways protection between Lot 10 and the park.

1.4 FAUNA MANAGEMENT OBJECTIVES

The primary objectives for fauna management across the site are to:

i) provide suitable sustainable habitat and linkages for all fauna adjacent to and
integrated with the development; and
ii) protect and manage all fauna prior to and during clearing and construction.
