INTRODUCTION 1-3
1.2 Relationship to other management Plans
Conditions for the application require that a number of Management Plans are required to support the
application. These plans are as follows:
1. Environmental Management Plan (this plan).
2. Ecological Restoration Plan and Specifications
3. Fauna Management Plan.
4. Landscape Master Plan.
5. Fire Management Plan.
6. Construction Management Plan (including Traffic Management Plan).
7. Sediment and Erosion Control and Stormwater and Water Quality Management Plan.
8. Acid Sulphate Soils Management Plan.
The Construction Management Plan (No.6), Sediment and Erosion Control and Stormwater and
Water Quality Management Plan (No.7) and Acid Sulphate Soils Management Plan (No.8) are
integrated into this EMP. Aspects relating to the implementation of each of the above Plans prepared
as separate documents (ie numbers 2 to 5) have been addressed within this EMP. In some cases, it
will be necessary to refer to the original plan noted above for greater detail regarding management
procedures and methods of implementation (this will be cross-referenced in this document). All
issues required to be addressed in Condition 75 have been addressed in the relevant sections of this
EMP. Groundwater Protection and Environmental Emergencies have been addressed in Element C.5
and Section 1.8 respectively.
As noted in Section 1.1, three EMP’s have been prepared for the total property with EMP3 covering
all ecological restoration works to be undertaken on all portions of the property not covered by EMP
1 and 2 – see Figure 1-1. EMP 3 thus addresses those works to be undertaken by the proponent,
Settlers Cove Development Pty Ltd as shown on Figure 1-1 up until the following occur:
1. The RF Thompson Environmental Park land is deeded to the proposed Environmental
Organisation administered by Council in accordance with the Deed for transfer for the
Environmental Park and until the end of the four year maintenance period;
2. The Public Esplanade is transferred to Council/Environmental Organisation and until the end of
the four year maintenance period;
3. The four year maintenance period for the Park area is complete. This excludes the proposed
stormwater treatment wetland which Council will maintain following its construction;
4. The POSCWP Areas are transferred to the individual Bodies Corporate where they are part of the
RHD lots. The four year maintenance period for ecological restoration works applies to both the
proponent and bodies corporate (upon sale of the individual lots) following practical completion.
Outstanding works in the POSCWP areas in the RHD area can be bonded;
5. The individual RSL lots (incorporating the POSCWP areas) are sold. Ecological restoration areas
will then be maintained by the private lot owner; and
