SETTLERS COVE NOOSA
Landscape Master Plan

Landscape treatments to roadways, walking paths and open space, within and around
the built form, will feature a predominance of the indigenous flora and will so promote the
best aspects of the “region specific” plantings to the broader community.

As the flagship species of nature conservation in the region, the Koala, the Glossy Black
Cockatoo and the Wallum Froglet represent a cross section of ecological challenges that
have been taken up in addressing the site configuration of Settlers Cove as it now
stands. This Landscape Master Plan and other plans and reports required by Council
for approval have been prepared to ensure that the intent of the designed layout is
appropriately transferred into operation documentation and subsequently into the
constructed infrastructure and landscape.

2. THE APPROVED DEVELOPMENT

The proposed development consists of a Residential Single Lot development in the
eastern part of the site and an area of High Density Development in the north-east.
Integral to the approved layout on site is the retention of approximately 70% of the land
in perpetuity as private open space for conservation and waterways protection, public
esplanade, park, road reserve - bushland, RF Thompson Environmental park and
additional areas within the site.

3. THE LANDSCAPE DESIGN PHILOSOPHY FOR SETTLERS COVE.

The philosophy encapsulated within the Landscape Masterplan is that of an important
ecologically focussed development. Control measures outlined in this report are
focussed on restoration, promotion and maintenance of ecological processes within a
site that demonstrates viable, functioning and enduring communities representative of
those originally in the area.
