Industrial Business Types 1 & 2, and Retail Business Type 6 are proposed within 4 industrial
tenancies grouped to the east of the site. The applicant seeks flexibility of uses for future leasing
of the industrial tenancies. Currently one tenant is identified as a tyre retailer. The tenancy sizes
are:
    Tenancy 1 – 513m²
    Tenancy 2 – 527m²
    Tenancy 3 – 650m²
    Tenancy 4 – 600m² (proposed tyre retailer)
The Retail Business Type 5 – service station and Retail Businesses Type 2 – convenience shop
are to be co-located, being part of the 7- Eleven group. The internal layout of the fuel pay point
and convenience shop is typical of that seen in contemporary service stations. The service
station proposes 4 refuelling stations (8 pumps) and a fuel pay point and convenience shop area
of 223m² being:
    Service Station portion – 123m²
    Convenience shop portion – 100m²
Adjoining the service station and convenience shop is an Entertainment and Dining Business
Type 1 – Food and Beverages which the applicant refers to as a ‘tradie café, having a floor area
of 137m² and an outdoor dining area of 43m².

The vehicle and delivery access points are left in and left out to the south bound Eumundi Noosa
Road and duel access from Lionel Donovan Drive within the Noosaville auto-park. A total of 67
car spaces including 3 disabled and 8 motorcycle spaces are provided. Four loading zones and
28 bicycle spaces are located throughout the site.
