2.1 SITE DESCRIPTION

The subject land is legally described as Lot 77 on MCH546 at 42 Lukes Road, Cooroy Mountain, and
has a total site area of 43.1965ha.

 Existing land use:                    The site is currently occupied by a dwelling house and associated
                                       structures, which will be retained as part of the proposed
                                       development.
 Parking and access:                   There is an existing access point to Lukes Road. Access to the site
                                       will be maintained. A new driveway is proposed to service the
                                       proposed new Dwelling House.
 Topography:                           Undulating.

 Infrastructure:                       Water and sewer are not available to the property. On-site effluent
                                       disposal and water tanks will be provided to service the proposed
                                       development. The site can be connected to electrical and
                                       telecommunications services.
