 Biodiversity, Waterways and Wetlands

                                                      Parts of the site are mapped as containing areas
                                                      of     biodiversity   significance and     MSES
                                                      environmental values. In accordance with Table
                                                      5.9.2, the proposal does not involve clearing
                                                      vegetation or building work in a riparian buffer
                                                      area. No further assessment is required. Refer to
                                                      BAL Report and Vegetation Clearing Requirements
                                                      letter prepared by Urban Catalyst 3 for further
                                                      details.




 Bushfire Hazard

                                                      The site is mapped as containing high potential
                                                      bushfire intensity and potential impact buffers. In
                                                      accordance with Table 5.9.3, the proposal is for a
                                                      Dwelling House, hence no further assessment is
                                                      required by Council and the private certifier will
                                                      assess and manage bushfire risk. Refer to BAL
                                                      Report and Vegetation Clearing Requirements
                                                      letter prepared by Urban Catalyst 3 for further
                                                      details.




5.0 CONCLUSION
