Council’s Reference: MCU20/0001 Our Reference: 02496 L08 NG Our Contact: Nadine Gorton 26th August 2021 Chief Executive Officer Noosa Council PO Box 141 TEWANTIN QLD 4565 Attention: Planning Assessment Dear Sir/Madam, RESPONSE TO INFORMATION REQUST PROPOSED DWELLING AND SECONDARY DWELLING IN A RIPARIAN BUFFER AREA AT 13 HILTON ESPLANADE, NOOSAVILLE DESCRIBED AS LOT 15 ON SP315575: MCU20/0001 I refer to the above application and the information request issued by your Council and dated 11th August 2020 which was extended to the 29th October 2021 to enable the applicant time to address the request. The applicant has revised the proposal plans and provides the following response to the three items detailed in the request: Item 1: Please provide updated plans with the extension located closer to the existing detached house.. Applicant’s Response to Item 1: In response to the matters raised in item 1, the applicant has engaged a new Building Designer to review the design and Council requirements. As a result, revised proposal plans have been prepared detailing removal of the existing dwelling on site and construction of a new dwelling in the area previously occupied by the dwelling, surrounding structures and landscaped and paved areas. This new design removes the secondary dwelling and addresses Councils concerns by providing one dwelling unit on the site. Please refer to Attachment A which provides amended plans prepared by Gerard Smith Designs. The new plans detail the dwelling located in disturbed areas of the site and requires removal of exotic species rather than native vegetation to the north of the dwelling. Item 2: Setback structures a minimum of 40m from the mean high water spring. Applicant’s Response to Item 2: Please refer to Attachment A which provides revised proposal plans for the site. The façade of the dwelling has been setback approximately 34 metres from the water front boundary with a pool and deck extending to closer. The applicant notes that the existing dwelling on site intrudes within the 40m setback area. The applicant indicates that the location of the dwelling will not impact on bank stability or water quality and maintains existing wildlife corridors on the site which is consistent with the Specific Outcomes of the Riparian zone.
