The development, whilst being subject to Impact Assessment, is categorised as a consistent land use
within the High Density Residential Precinct.

The key aspects of the proposed development are:

= A total of 96 residential units over three (3) storeys, in three (3) separate buildings, with 135
basement car parks (including 127 resident spaces and 8 visitor spaces).

* The development provides a mix of dwelling types and achieves the required ratio of small
dwellings to other dwellings of 3:1 and 100m2 or less in size including: 27 x 1 bedroom, 57 x 2
bedroom and 12 x 3 bedroom units.

« Vehicular access (including service vehicles) to the development is proposed to be obtained from
a single driveway crossover from the Hofmann Drive frontage.

"The development is of a high-quality architectural design and has been designed commensurate
with the laidback coastal style presented in Noosa.

In the majority of circumstances, compliance is achieved through achieving the required Acceptable
Outcomes within the applicable assessment benchmarks.

In some limited instances, compliance with certain prescribed Acceptable Outcomes is not proposed
and alternative approaches to achieve the corresponding Performance Outcomes are instead

proposed, consistent with Council’s performance-based planning scheme.
