2.    SITE DETAILS
2.1. Background
Land dedication - Wimmers Lane

Council has on two occasions required 1.5m of land dedication as road reserve along Wimmers
Lane at the time of redevelopment. The previous developments were at 13 Garnet Street (corner
of Wimmers Lane, Wattle Street and Garnet Street) and additions to 11 Garnet Street (dual street
frontage with Wimmers Lane). The land dedication is discussed further in the report.
2.2. Site Description
The lot has frontage to Emerald Street and Wimmers Lane and has historically been a single
residential use. The dwelling was recently demolished, being in disrepair. The site has
approximately 1m of slope from the south east corner to the north west corner of the lot.
2.3. Surrounding Land Uses
The lot is centrally located within Cooroy’s business centre with a variety of surrounding
businesses typical of a business centre. Immediately to the west are commercial premises, to the
east shops and restaurants and opposite and across Emerald Street, shops and the IGA. Figure
2 shows the location of the subject site.
