Part Information Response
Response: Please refer to the revised Site Plan. The setback to the Secondary Dwelling has been amended to be approximately 15.2m-19.5m from the northern-western boundary abutting the creek and 13.24m to the trees to the west to reduce the potential bushfire risk. We note that the trees are less than 4m in height and this distance is considered sufficient to mitigate bushfire risk. The applicant has owned the land for 13 years and has confirmed the creek flooding has never exceeded the bank line. The neighbouring property owner (549 Middle Creek Road) has lived at the property for approximately 50 years and has also confirmed this. Written confirmation is being sought from the adjoining property owner and will be provided under separate cover. Both the primary dwelling house and the secondary dwelling will be raised 600mm which will assist in reducing the effects of flooding should this arise in the future. Item 2 Provide amended plans that locate the dwellings with greater separation to the creek. Response: In consideration of Item 1 above, the proposed buildings will not be impacted by flooding based on local knowledge and historical flood events. An additional 200 Lomandra shrubs have been recently planted on the river bank to stabilise erosion and 100 trees have been planted in the north-western corner of the property. The Secondary Dwelling setback has been increased to the trees by 13.24m to mitigate the impacts of bushfire risk. Item 3 Show the location of the effluent disposal system and potable water storage associated with the dwellings. Response: Please refer to the Effluent Disposal Report prepared by Global Testing and the revised Site Plan which shows the location of the wastewater treatment system in line with the recommendations within the Report. The proposed treatment system includes: ● A covered surface drip irrigation area of 320m2, located 12m from the northern boundary; ● Macerator pump; and ● Advanced Secondary ASTP. The Report also confirms a minimum of 32 plants are required to plant out the proposed covered surface drip irrigation area. The revised Site Plan shows the location of the proposed underground water tanks under the primary dwelling house to service both dwellings. 2
