The Contribution Schedule Lot Entitlements for the scheme are not equal..

As required by Section 48 of the Body Corporate and Community Management Act 1997, the Contribution Schedule Lot
Entitlements for the scheme has been allocated having regard to:

(a) how the scheme is structured; and
(b) the nature, features and characteristics scheme; and
(c) the purposes for which the lots are used.

On the basis of the factors in (a) to (c) above, it is just and equitable for there to be a variation in the Contribution
Schedule Lot Entitlements for the Scheme. :

Structure of the Scheme

The Scheme does not contain mixed use lots and is not part of a Layered scheme. Therefore, the structure of this
scheme does not affect the Contribution Schedule Lot Entitlement.

Commercial buildings are designed with specific uses in mind and it has been assumed that the demand on common
property by the larger lots will be in a greater proportion than the smaller lots and therefore the Contribution Schedule Lot
Entitlement of each lot adjusted to reflect the proportional share of the total economic benefit to each lot.

Nature, features and characteristics of the lots included in the scheme. It is a matter of equity that lot owners should
contribute to the recurring outlays of their Body Corporate including.the repair and replacement of capital items in a way
that reflects the monetary liability of the particular infrastructure or resource provided and dedicated to satisfying the
needs of the lots in the scheme. It has been determined that Lot owners should contribute a proportion equivalent to a
share of costs that can be readily quantified as being incurred by the Body Corporate directly benefiting their lot.

It is unfair for one fot having exclusive use of 15 bays to contribute a share equa! to other Units where the other lots are
larger in area and hold more exclusive use areas.

It is recommend that the Contribution Schedule Lot Entitlement be as shown in this First Community Management
Statement because it is just and equitable in the circumstances for them not to be equal.

The purpose for which the lots are used

All lots are used for commercial purposes. The scheme land has extensive bitumen parking areas.
