Attention: Patrick Murphy
Dear Sir,
Re: Information Request
At: 9 Bottlebrush Ave, Noosa Heads, QLD 4567
With reference to the abovementioned information request for the development
application (ref: MCU21/0133 & OPW21/0220), we have prepared an update to the
engineering aspects of the submission to address the issues raised in the Request for
Information as follows:
1. Provide amended plans that include:
1.1. The longitudinal section extending to the centreline of the road formation
1.2. The plans with the footpath section located where pedestrians could
reasonably cross to the existing path in the frontage of the adjoining property
1.3. The footpath section with a consistent width on the relevant plans (desirably
2m, 1.5m minimum)
1.4. Additional sections within the road reserve which clearly indicate the transitions
to the adjacent verge areas which do not create trip or fall hazards.
Please note that Council does not support private retaining structures in the road
reserve
The longitudinal section has been extended to the centreline of the road formation, and
the grades have been updated to provide for a 1.5m path zone adjacent the kerb to align
to the existing footpath to the north. An additional section has been created showing the
transition to adjacent verge areas to demonstrate that no retaining structures are
necessary within the road reserve.
1.5. The depths of the existing services in the road reserve determined by
potholing. If it is apparent that services may need to be altered provided written
approval from the relevant service provider
We request that the requirement for potholing to locate the existing services be
conditioned to be required with pre-start works as part of the development approval
conditions.
2. Provide amended plans that demonstrate that all spaces are accessible for a B99 vehicle
to enter the space in a forward gear, reverse from the space and exit the site in a forward
gear in a total of 3 movements.

The plans have been revised and amended to show that a B99 vehicle is able to make use
of all parking spaces, entering and leaving the site in a forward’s direction in a total of 3
movements. As AS2890.1 B4.3 permits the use of a reverse-in parking for residential and
domestic car parks to cater for unusually spaced manoeuvre areas in front of the parking
space, the space shown using this manoeuvre is considered to conform to the
requirements of the standard.
3. Provide a plan that demonstrates that vehicles can reverse from the visitor space and exit
the site in a forward gear when the garage door is closed.
A B99 vehicle is unable to reverse from Space 1 and leave the site in forward gear in two
movements while the garage door is closed, however, as shown in the swept path analysis
is able to comply when the garage door is open. Refer to Town Planning response for
further information regarding the proposed usage of the space in relation to this.
4. Indicate on the plan the extent of the door and the potential impacts on the swept paths
for car spaces 2 & 3
The extent of the door has now been shown on the Turning Paths Analysis plan to show
that the extent of the door framing does not impact upon the ability to access any of the
spaces.
5. Provide additional comment in regard to:
5.1. The discharge rate at the outlet point in the kerb and channel (Council’s
maximum is 25l/sec). Council requires the discharge to not extend into the traffic
lane and create a traffic hazard so if the discharge is greater than 25l/sec provide
justification for the proposed rate
A hydraulic analysis of the stormwater drainage network has been undertaken using the
AutoCAD Storm & Sanitary Analysis module for the 1% AEP storm event at the location,
based on the contributing catchments including the upstream property surface run-off,
overland surface flows and the attenuated roof discharge. The 2 RHS sections have a peak
discharge rate arising during the analysis of 24.76lps, which does not exceed Council’s
maximum allowable discharge rate from the outlet point.
5.2. There does not appear to be any measures/structures to address overland
flows adjacent to the southern boundary. It is noted that the proposed bin store
extends to the property boundary and has the potential to block/redirect overland
flows.
The bin area retaining wall is now offset 500mm off the boundary to enable to minor
surface run-off from the southern boundary to eliminate blockage points and allow the
overland flows to continue unimpeded.
6. Provide an amended earthworks plans that is consistent with and includes the
recommendations of the submitted geotechnical investigation

The earthworks plan has been amended to ensure that the notes and references are
consistent with and include the recommendations of the geotechnical investigation
report.
We believe the revised design addresses the requirements of the RFI and should further
information be required please contact this office.
Yours faithfully,
