PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 8 MAY 2018
5. CONCLUSION & REASONS FOR DECISION
The application seeks approval for a service station which is a consistent use in the zone.
Approval is also sought for a shop which is an inconsistent use. The applicant has demonstrated
that the service station can operate without adverse effects on the major road network with safe
vehicle and tanker access and the queuing and manoeuvring being wholly within the site. The
built form, layout, car parking and landscaping all comply with The Noosa Plan. Whilst it is
difficult to accept that there is a significant need for a further station in the area it is agreed that
combined service stations and retail shop or food and drink outlets are the modern service
station of today and are consistent with the definition of a service station under the Planning
Regulation 2017. The combination of a service station and shop is also contemplated by The
Noosa Plan’s Business Uses Code. The extent of illuminated signage and the position of the
pylon sign does not comply with the Advertising Devices Code. Conditions are recommended to
limit the amount of illuminated signage and the position of the pylon sign.
The proposal does not raise any other significant planning concerns and is recommended for
approval, subject to conditions.
