PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 8 MAY 2018
The shed for which the Home Based business is located, obtained building approval in 2010. An
‘extension’ to the dwelling was approved by a Private Certifier but appears to be a second
dwelling, having a gross floor area of over 107m2 (not including the garage and patio). Both
dwellings have been constructed and it is noted that the second dwelling does not have planning
approval. The owners have been advised of this.

2.3. Surrounding Land Uses
There is a mix of rural residential type lots and rural land holdings within the general area. The
subject property and surrounding properties were approved for subdivision of what is considered
typically rural residential size lots in 1999. Land use in this area is typically rural residential
lifestyle lots and environmental park areas. There is some land under cultivation observed on
larger lots on Junction Road.
The site is rural residential in nature and is surrounded to the south, east and west by rural
residential type lots. The site adjoins a 55 hectare reserve known as Cootharaba Park which is
north of the subject site.
