4.1.2 NAMBOUR AND CALOUNDRA OFFICE SUPPLY
Nambour and Caloundra are not recognised as significant office markets by the Property Council of
Australia. They are identified as Major Regional Activity Centres in the South East Queensland Regional
Plan which is reflected in their roles accommodating government offices. This includes regional offices for
the Sunshine Coast Council in both centres.

Office floor space estimates for these two centres have been based on previous site inspections
undertaken by Urbis; research by the Property Council of Australia; desk top analysis of aerial and street
photography, and land use data from Price Finder. This research has estimated the office floor space
supply for these two centres as shown in the following table.

4.1.3 NOOSA CIVIC CATCHMENT OFFICE SUPPLY
The identified catchment area for Noosa Civic incorporates Noosa Civic, four other major Business
Centres (including Noosa Junction, Noosaville, Tewantin, and Cooroy) as well as a series of minor
locations across the area.

The commercial office floorspace data in this section has been estimated based on a land use survey of
each centre by Urbis in July 2014, a review of industry documents such as the Property Council of
Australia Shopping Centre Database, aerial photographs released by NearMap, as well as publicly
available investment memorandums that detail the tenancy schedule and floorspace provisions in centres
that have been listed for sale. This survey identified office type premises consistent with the nominated
ANZSIC industry classifications and the Property Council of Australia survey and represent core
commercial office space which demands commercial office floor space only.

It is important to note that the results of the land use survey are estimates only. A detailed explanation of
the land use survey methodology is contained in Appendix A.

The table below identifies the current office space supply within the Noosa Civic commercial catchment
area by location. The estimate of floorspace relates to core commercial office floorspace only which
typically require office space.
