For the purposes of this retail need and impact assessment the expansion of Noosa Civic will broadly
comprise the components discussed below. The areas shown in Table 2.2 include the reconfiguration of
the existing centre as well as the proposed development scheme proposed by QIC. The floorspace
estimates by tenant type have been estimated by Urbis based on appropriate shopping centre
benchmarks.

 The proposed expansion of Noosa Civic includes the addition of a 5,400 sq.m discount department
store as well as the addition of two new supermarkets totalling 5,550 sq.m. It is understood that the
supermarket area will be two tenancies, including a 4,000 sq.m Coles and a 1,550 sq.m ALDI
     supermarket.

 The reconfiguration of mini-major space in the existing centre, and the proposed mini-major
floorspace in the proposed development, results in a net addition of 3,260 sq.m of additional mini-
     major floorspace at the centre.

 Similarly, reconfigurations of the existing centre, and proposed new specialty retail floorspace, results
in a total net addition of 7,770 sq.m of specialty retail floorspace, including an additional 1,360 sq.m of
food and 6,410 sq.m of non-food retail floorspace

 The proposal also incorporates a 430 sq.m multi use area and a new 460 sq.m gym, which for the
purposes of this retail assessment have been classified as non-retail/non-reporting floorspace.

 In total, the proposed expansion is estimated to result in an addition of 21,980 sq.m GLA to the
existing Noosa Civic . This additional floorspace does not include common areas such as internal
     shopping malls.

 At completion, the proposed GLA of Noosa Civic, including the existing commercial/business offices
and Emporium showrooms, will be 53,511 sq.m. The proposed retail GLA will be 43,147 sq.m, which
is effectively double the existing centre.

 The proposed plans are contained in Appendix A of this report.
