MCU14/0106 Appendix J - Retail Needs Assessment
Interviews were also conducted within the Coles and Target stores at Noosa Junction, and Urbis was
provided with an analysis of Coles FlyBuys data to assist us with our consideration of the trade area, and
especially the role of the visitor/tourist market in the various locations.
As would be expected, each of the four precincts attracts both local residents and visitors, with the
balance between local residents and visitors varying quite substantially between areas.
Usage of Hastings Street is heavily weighted to visitors, who represent 84% of people shopping,
browsing, dining and socialising in this strip. These visitors include 49% from interstate, 15% from
overseas and 20% from intrastate outside the Sunshine Coast area. Some 12% of Hastings Street users
live within the defined trade area including equal proportions of those from the primary and secondary
sectors. A further 4% live elsewhere on the Sunshine Coast. These results highlight the tourist oriented
nature of visitation to Hastings Street.
The user profile for Noosa Junction is very different from Hastings Street. Some 56% of users live
within the trade area and 43% are visitors. This demonstrates the broad customer base within this
precinct. 29% of Noosa Junction users live in the secondary north east trade area sector and 16% live in
the primary sector. 17% of users are from interstate, 17% are from overseas and 7% from elsewhere in
Queensland, excluding the Sunshine Coast.
The Noosaville river precinct attracts a local customer base as well as intrastate and interstate visitors,
but fewer internationals compared with Noosa Junction and Hastings Street. 50% of the Noosaville river
precinct customers are from interstate or elsewhere in Queensland, excluding the Sunshine Coast. 22%
of users live within the primary trade area which suggests that this precinct also fulfils the role of a
neighbourhood centre for coffee, dining and various types of shopping for nearby residents. The river
precinct is only one part of the broader, somewhat fragmented, Noosaville area, which also includes the
Mary Street/Thomas Street precinct, retail facilities in the Industrial areas, the ALDI centre in Weyba
Road, and the Noosa Bushlands Centre. Overall, the average trading level of retail floorspace throughout
Noosaville is lower than the other centres (see Table E1). This is due to the bulky goods/showroom space
in the area which trades at a much lower productivity level than other retail space. Notably, Noosaville’s
overall retail turnover volume is almost double Noosa Civic and Noosa Junction.
Tewantin has the most localised customer base although it still attracts 24% of its users from the visitor
market.
Noosa Civic currently accommodates 21,167 sq.m of retail floorspace and a total GLA of 30,641 sq.m.
The centre opened in one stage in October 2006 and is anchored by a Woolworths supermarket and Big
W discount department store. It also includes a range of specialty shops and freestanding uses. The
centre as a whole employs 952 people in permanent, part time and casual jobs.
The estimated size (i.e. retail GLA) of each of the key centres and the current retail turnover volumes and
the resulting average trading levels are as outlined below.
